Johnson Road Estates

2098 Johnston Road, Fort Pierce, Florida

 

Johnston Road Estates is a 74-lot planned residential community situated on approximately 41 acres in St. Lucie County. Designed to provide spacious estate-style homesites in a rural setting, the development features a thoughtfully planned neighborhood with municipal utilities, paved roadways, preserved open space, recreational amenities, and stormwater lakes while maintaining convenient access to Interstate 95, Florida's Turnpike, and the City of Fort Pierce.

 

As a partner in the project, Jeff Collins (President of Collins Development) managed the project through due diligence, land planning, entitlement approvals, rezoning, civil engineering coordination, platting, permitting, and governmental approvals. The development includes 74 single-family lots, more than 15 acres of open space, approximately 7.4 acres of lakes, and a 2-acre neighborhood recreation area, creating a community that balances modern residential living with the character of the surrounding countryside. The project has successfully obtained its development approvals and is positioned for construction.

Okeechobee Road / Gordy Road Mixed-Use Annexation & Redevelopment

The Okeechobee Road / Gordy Road Mixed-Use development  is a 34 acre large-scale land planning and entitlement project designed to transform agricultural property into a vibrant mixed-use development that will support the continued growth of the Fort Pierce region. Located at the intersection of Okeechobee Road and Gordy Road, the project includes  comprehensive land use planning, zoning approvals, utility coordination, transportation analysis, and the creation of a master-planned community that integrates residential, commercial, and supporting infrastructure. The site has been the subject of extensive planning and governmental review to facilitate future development while addressing roadway improvements, environmental considerations, and long-term infrastructure needs.

 

Serving as the Owner's Representative, Collins Development is managing the project through due diligence, potential annexation, entitlement strategy, governmental approvals, design coordination, permitting, and development planning. By coordinating with municipal agencies, engineers, planners, and regulatory authorities, Collins Development has positioned the property for future redevelopment while creating a framework for sustainable growth that will enhance economic development and expand opportunities within western Fort Pierce.

Okeechobee 89-Lot Single-Family Planned Development

The Okeechobee 89-Lot Single-Family Planned Development is a residential land development project that transforms a strategically located property along State Road 70 (Okeechobee Road) into a thoughtfully planned single-family community. The development includes 89 residential homesites, internal roadways, stormwater management facilities, landscaped open space, utility infrastructure, and supporting site improvements designed to complement the surrounding area while accommodating the continued residential growth of western St. Lucie County.

 

As a partner in the project, Jeff Collins, President of Collins Development Company, is leading the project through due diligence, land planning, entitlement strategy, zoning and development approvals, engineering coordination, permitting, and construction planning. Working closely with county staff, consultants, and regulatory agencies, the team has positioned the project for successful development while ensuring compliance with St. Lucie County's land development regulations. The planned community will provide much-needed housing opportunities while contributing to the area's long-term growth and infrastructure expansion.
